Repair or replace a storm damaged roof?

March 18, 2022 by Outdoor Home Care

A typical Northeast Ohio spring will bring some intense storms with high winds, hail, and pounding rain. Even the sturdiest roof may suffer damage in such storms and need attention, but the biggest question often facing homeowners is whether that attention should be repair or replacement.

Roof replacement in Hartville, Uniontown, and the surrounding area is a critical concern, as roofs take a beating all year. Consulting a roofing expert and your insurance company are musts to determine if your best option is to replace your roof or you can maintain protection for your home with a quality repair.

Expert roofers inspect damaged roofs carefully.

That’s why you should always consult a roofer for an estimate if you believe your roof was damaged in a storm. An aging roof – one that is approaching 15 years – is a likely candidate for replacement, but with a younger roof the decision may not be as obvious. An experienced roofer will consider the condition of your roof overall. If 25% or more of the roof is compromised, either due to storm damage (missing, damaged, or loose shingles) or because of aging shingles that are curling or blistering or a combination of these, a full roof replacement is usually recommended.

Get an estimate AND call your insurance company.

That is, don’t rely on only the opinion of the insurance adjuster. An unbiased opinion from someone who knows roofs is your best way to ensure your home is protected. Before making any decision, you will want to understand what your options are for your roof repair as well as the coverage you have with your homeowners policy. Sometimes damage is minor enough that you can repair your roof for less than the deductible on your policy, eliminating the need for a claim.

A full assessment of damage by a roofer, including a roof-top inspection to confirm loose or dented shingles, missing granules, and damage to trim, vents and gutters is a good idea before sitting down with an insurance adjuster so you can compare estimates and ask questions.
